- 0% Monthly Management Fees
If, as a Landlord, you are happy to receive the rental payments directly by Standing Order from the tenants,and you are happy to chase rental payments and deal with any arrears yourself, then Jones Estate Agents would not charge a monthly management fee. We will though, continue to carry out repairs and deal with other tenancy issues that may arise.
The obvious benefit of this is that it can save our Landlords hundreds of pounds in management fees ! Our 0% (zero percent) management fee also allows the rent to be paid directly to our Landlords without any deductions, not even for bank fees ! Many of our Landlords prefer this arrangement as it still allows them to carry out property repairs etc, whilst maintaining the privacy and extra security that an independent Letting Agent provides.
We will find a tenant and fully underwrite their application in-house and discuss the application with you in detail ensuring that you are fully aware of the tenants financial position before commiting to a tenancy agreement. We do not use external companies for referencing with the exception of the credit checks.
If you prefer to have little or no involvement in maintaing your portfolio, we can also collect rent, chase payments, pay bills etc, for a small monthly additional fee starting at 8% (NO VAT). This fee is reduced further for multiple properties.

Our Landlords also benefit from FREE advertising for our rental properties including RIGHTMOVE, GUMTREE and many other websites.
We also take a great deal of personal pride in the presentation of our properties. We prepare the marketing brochure with detailed descriptions as well as many professional quality photographs. This often results in letting the property quickly as tenants can see the standard and quality of accommodation on offer.
- For Sale and Rent
We can also offer our Landlords a SALE AND RENT SERVICE where the property is marketed for sale and rent at the same time offering maximum flexibilty should your ultimate goal be to sell the property.
- Property Maintainance
In order to maintain your property, we use local tradesman and obtain quotations from more than one tradesman to ensure that you are getting value for money. The other advantage is that we do not charge any fees for arranging these works. You are invoiced directly ensuring the costs of the works are kept to a minimum. We also have the facility, with your agreement, to carry out works on your behalf before the 'net' rent is forwarded to you. All costs are agreed with our Landlords prior to being done.
- Low Application Fees for tenants.
In addition, our tenants also benefit from LOW rental application fees. This can often be a deciding factor for tenants when choosing a rental property. With many other Letting Agents, tenants are being charged high application fees which is often not affordable when being asked for rent and bond in advance and therefore may deter potential tenants from making an application for your property. This is a factor often overlooked when Landlords select an Agent to market their rental property. Some Agents also charge fees again, should a tenant select a different property, again, detering tenants from making an application. Ask your current Agent how much they charge a tenant !
All tenants undergo a detailed application process including credit checks, employment and income confirmation prior to acceptance to ensure a high quality tenant. We also have the facitiliy to underwrite guarantors for further security for our Landlords.
- Rent Guarantee Insurance
We can also offer RENT GUARANTEE insurance. For around £50 for 6 months cover and approx. £75 for a 12 month cover, this protects you against any loss of rent and legal fees to evict any problem tenant.
