You will see below that many of the services we provide are simply not available via many of our competitors and thus may affect the time taken to achieve a sale or let and possibly even the sales/letting price !

Price Guarantee

We guarantee to beat any like for like quotation on any comparable package by a minimum of 10%. This also includes any internet package offered by any on line estate agents.

Energy Performance Certificates (E.P.C.)

Before marketing a property, an EPC must be requested. We will check if there is a valid certificate, and if not, we can arrange for one to be conducted on your behalf. this is a legal requirement.

Unlike many other internet only agents, we will market your property until SOLD and not limited to just 6 months of advertising. You can adjust the selling price at any time to make your property more competitive.

FREE to list

Our Auction, Bronze, Silver and Gold packages are FREE to list your property. there are no up front fees to pay. The only outlay may be the cost of your Energy Performance Certificate (around £75). This is a legal requirement and does not form part of our charges. (We can check on line to check whether one currently exists for your property.)

360° Photography (VR)...Using specialised photography and software, we are able to show 360 ° images allowing buyers and tenants to browse our properties as though they were there. This is simply not possible with normal photography. We can show these brilliant images on our website and many other websites, including the main property portals such as Rightmove.

Solicitors fees for conveyancing...For our Silver and Gold packages, our sales fee includes the solicitors professional fees for the relevant conveyancing work only via our chosen panel of solicitors. this does not include any disbursements (eg Stamp Duty) or for additional work that may be required to do to complete the transaction(eg. To repay any secure loans). If your property is Leasehold, then again, our fee will not include the additional costs for the solicitors fees for dealing with the Lease.the chosen solicitor will invoice you directly for any additional costs.

Virtual Tours...Our property videos are designed to show potential buyers or tenants the interior and exterior of the properties by way of a virtual tour. this generally provides a better perspective of your property and used with the floorplans can show viewers the layout of your property. Accompanied with music, this is a more immersive way of viewing properties.

Full Colour Brochures...All property brochures are produced in house using the latest colour laser printers to produce high quality photographs. As these are printed in house, this ensures all printed material has the up to date price and marketing information. Secondly, we are also able to produce brochures in many differing styles and are happy to work with our clients to design and produce a bespoke brochure.

SMS Text Alerts...When a property is marketed, or whenever there is a change in the price, we can send SMS text alerts to buyers and tenants by matching your property to buyers and tenants on our database. this is in addition to emails etc that we send out. the real benefit is many buyers and tenants do not read emails too often, but can view messages on their mobile in an instant. We believe this is one of the fastest and effective methods of distributing your property details.

Text Back and QR Codes...We are able to produce various marketing material such as brochures / flyers or posters for property windows that include QR and Textback codes. QR codes allow viewers with smartphones to point at a special image that directs them to your property page on our website. We can also include a 'textback' unique number which when used from a mobile phone, sends a text to our servers, which then in turn, text back to the viewer a brief snippet of your property and the link to our website. this information is particularly effective when attached to 'To Let' or 'For Sale' boards or in the windows of our properties.

Floorplans and 3d Models...Using the latest software allows us to produce detailed floor plans and 3 models of our properties. this allows potential viewers a sense of the layout of your property and helps viewers visualise the size and proportions. the 3d models give a 'dolls house' perspective.

Aerial Videos and Photographs...Coming soon...If the location of your property permit, and the filming of your property can be done in accordance with current regulations, we will film the property and take high resolution aerial photographs. this adds real value to the exterior of the property, particularly if your property is located on a large plot or surrounded by beautiful scenery. If you have a long driveway or simply wish to show the outbuildings or areas surrounding your property, then there is no better way than filming with a bird's eye view.

Accompanied Viewings...Our sales staff can accompany buyers and tenants to the property. Our sales team with then be able to answer any questions that may arise and provide our sellers and landlords with feedback from the viewing. We are able to provide instant feedback as we will ask the viewers for their thoughts at the time of the viewing ensuring accurate information is provided to you. this also enables us to overcome many objections or concerns the viewer may have.

Tenant Referencing...All tenants and guarantors are fully referenced. this includes where available; confirmation of identity, confirmation of current address, proof of their income, affordability checks, credit checks including anti fraud checks, proof of current mortgage or rental payments. We do not proceed to contract until all evidence has been received and you are happy to proceed.

Bond Scheme...We will administer the bond on your behalf. We currently use the Deposit Protection Service Custodial Scheme to provide both tenants and landlords with the maximum protection. You can of course register the bonds yourself in an approved scheme if you prefer.

Property Repairs...Under our Repair Management and Fully Managed options, we will be the first point of call for all property repairs. the tenant is required to use our on line repair request system in order to request repairs. this is due to recent changes in legislation. We will retain details of all repair requests for a minimum of 6 years. We will then instruct one or more tradesman to provide quotations for the repairs. Under our fully managed option, we will also then ordinarily deduct the cost of these works for you and then settle the account with the tradesman appointed. You are free to choose any tradesman including our selected panel of local businesses who have proven to be both efficient and cost effective. Jones Estate Agents do not make any additional charges or commissions for this service. You only pay for the works carried out.

Inventory...this service is FREE under full management and subject to a fee for other options. We will provide a detailed written and photographed account of the property prior to the occupation of the ingoing tenant. We will ask the tenant to sign this document as confirmation of the condition of the property and contents (if applicable). When the tenant vacates the property, we will inspect to confirm that the property and contents and in good condition and look to make deductions from the bond where damage above normal wear and tear is evident. We will work with both tenant and landlord to quickly resolve and issues that may occur.

Property Inspections...We will arrange property inspections under our full management option with a view to checking the property before the tenancy renewal or upon the tenant vacating the property. If you require inspections on a regular basis, we will be more than happy to make fixed appointments on a quarterly or half-yearly visits.

Monthly and Annual Statements...On a monthly basis under our fully managed option, we will send you an income and expenditure breakdown showing exactly what has been paid to you. All payments are usually made the working day following receipt. Where DSS payments are received, we will normally pay any top up payment and the DSS payment together.
Annual statements are provided at your request and show the full income, expenditure and payments to you on any date range that you may require. this will then hopefully reduce any accountancy costs as most of the work has been done !
